STEP 1: Attend a Homebuyer Education Seminar

Learn from trusted professionals about what it takes to buy a home and how to prepare for the homebuying process.

STEP 2: Submit Your Application at an Application Fast Track Event

To submit your application, you must reserve an appointment at one of the Application Fast Track Events below. Bring your completed application and all required supporting documentation to your scheduled appointment.

Incomplete applications will not be accepted. All required documents must be certified copies. Original documents will not be accepted, and copies will not be made at the event.

During your appointment, you will participate in an expedited application review with Habitat staff. At the conclusion of your appointment, you will either receive approval to move forward or an adverse action notice explaining what needs to be addressed before you can become eligible.

Applicants approved to move forward will also have the opportunity to meet with one of our preferred lending partners to begin the mortgage prequalification process.

Prepare Your Application for the Fast Track Application Event

 

Step 1: Download & Complete Your Application

Download the application in your preferred language and complete it in full before your Fast Track Application Event appointment. Do not bring a blank or partially completed application.

Step 2: Gather all required documents

Review the full document checklist and gather every item before your Fast Track Application Event appointment.

Important: Incomplete applications will not be accepted. We will not make copies at the event. All documents must be certified copies, and we will not accept original documents.

Step 3: Schedule Your Appointment at one of our Fast Track Application Events

Appointments are limited and available on a first-come, first-served basis. Schedule early to secure your spot.

Who Should Apply

 

This program is designed for homebuyers who demonstrate a need for improved housing and the ability to partner with Habitat. Use this checklist to self-screen before scheduling your appointment.

  • My household income is at or below 80% of Area Median Income (AMI) for Montgomery County
  • My current housing has issues (structural problems, overcrowding, or inadequate utilities)
  • I am able to pass a criminal background check
  • I can demonstrate the ability to qualify for a mortgage through a third-party lender
  • I am willing to attend required homeownership education sessions, complete financial counseling, and contribute sweat equity hours

What is 80% AMI? For a family of 4 in Montgomery County, 80% AMI is approximately $80,880/year. The limit varies by household size. Household income typically falls between 40%–80% AMI to qualify. For more information on visit huduser.gov for more information.


Program Qualifications

 
Housing Need

Applicants must demonstrate a need for improved housing, such as:

  • Structural issues (roof, electrical, plumbing, HVAC, or sewage)
  • Overcrowded living conditions
  • Applicants must pass a criminal background check
Financial Requirements
  • Evaluation of current housing expenses
  • Household income typically between 40%–80% of AMI for Montgomery County
  • Ability to qualify for a mortgage through a third-party lender
Habitat Partnership

Selected applicants must be willing to:

  • Attend required homeownership information sessions
  • Complete financial counseling
  • Contribute sweat equity hours toward the program
Homebuyer Education

All selected applicants are required to complete a Homebuyer Education Program, which includes:

  • Personal finances and budgeting
  • Homeownership responsibilities
  • Home repair and maintenance
  • Pest control
  • Lawn and garden care
  • Fire and home safety
  • Property Owner’s Association (POA) responsibilities
  • Construction safety
